Job Description:

Responsible for identifying, negotiating, and securing retail locations that align with TLSMI’s standards and strategic expansion objectives. This role manages lease agreements, coordinates with mall management for store openings, closures, and relocations, and ensures lease compliance to protect the company’s financial and operational interests. The Leasing Officer supports business development initiatives by acquiring favorable lease terms that enhance profitability and sustainability, while also contributing to ad-hoc projects and cross-functional initiatives as required.

Key Responsibilities:

Financial / Business Acumen

· Negotiate lease terms with mall management and property owners.

· Secure contract provisions favorable to the company’s financial interests.

· Support timely execution of lease payments.

· Recommend strategies for rental cost optimization.

· Align leasing with strategic growth and expansion objectives.

Analytical Thinking

· Conduct feasibility studies for proposed retail sites.

· Evaluate foot traffic, demographics, and competition.

· Analyze lease obligations, costs, and risks.

· Prepare leasing status and financial impact reports.

· Provide insights on market trends.

Business Process / Process Management

· Maintain accurate records of lease agreements and amendments.

· Track lease renewals, expirations, and escalations.

· Document lease correspondence, approvals, and negotiations.

· Coordinate site evaluations with Business Development and Operations teams.

· Ensure lease compliance with policies and regulations.

Monitoring

· Monitor ongoing lease negotiations and site acquisition status.

· Track timelines for store openings, closures, and relocations.

· Provide management updates on leasing progress.

· Maintain a pipeline of prospective retail sites.

· Review contract schedules and obligations.

Commercial / Negotiation

· Negotiate leases, renewals, rental discounts, and incentives.

· Handle store closure, pre-termination, and relocation terms.

· Resolve leasing concerns with mall administrators.

Organizational Awareness

· Serve as liaison with mall management.

· Maintain relationships with key mall decision-makers.

· Align site selections with company standards and brand requirements.

Human Resources / Self-Management & Accountability

· Maintain organized and accurate lease documentation.

· Update schedules for renewals and expirations.

· Coordinate tasks efficiently with minimal supervision.

· Ensure accuracy of leasing records.

Communication & Interpersonal Skills

· Coordinate with internal teams on leasing status.

· Liaise professionally with mall management and external partners.

· Prepare clear site evaluation and leasing reports.

Teamwork & Collaboration

· Collaborate with Business Development, Sales, and Operations teams.

· Support cross-departmental alignment on site planning.

· Contribute to team initiatives for expansion.

Policy & Ethics

· Ensure lease agreements comply with legal and company policies.

· Maintain integrity in negotiations and dealings.

· Uphold confidentiality of lease documents.

Self-Development / Individual Learning

· Stay updated on leasing practices, mall policies, and retail trends.

· Enhance knowledge of commercial contracts and negotiation techniques.

Continuously improve skills in retail expansion planning.

Job Qualifications:

· 2–4 years of experience in leasing, property management, or retail operations.

· Strong negotiation and contract management skills.

· Excellent communication, interpersonal, and stakeholder management abilities.

· Detail-oriented with strong organizational and documentation skills.

· Knowledge of commercial lease terms, property processes, and regulatory compliance.

· Proficiency in MS Office; experience with lease tracking systems is an advantage.

· Bachelor’s degree in Business Administration, Real Estate Management, or related field.
